Carmel Valley Residential Market Snapshot

Carmel Valley pricing slipped in mid 2007 and early 2008 and then suffered an additional decline from late 2008 through the spring of 2009. By giving back value early, Carmel Valley pricing while not appreciating did appear to have found a plateau in 2010 into early 2011 with a slip in values in late 2011. Water Stay Lifted on Monterey County Water Use

The water situation on the Monterey Peninsula (Carmel, Carmel Valley, Pacific Grove, Monterey, Pebble Beach) is about as clear as mud– so stay with me for a quick synopsis and an update. Cal-Am, the local water company, is violating a number of orders/laws/regulations by “over pumping” the Carmel River. Carmel Valley Recent Home Sales, 1 August to 10 November 2008

Nineteen properties have sold in Carmel Valley, including those in escrow, since August 1st of 2008. Carmel Valley includes Cachagua, the next valley to the south from Carmel Valley. The Sales are listed below, by list price. As you will notice, many of these properties saw a price decrease from their original list price. Carmel Valley Market Update

The 83 homes on the market in Carmel Valley have been on for an average of 175 days.  Half the listings are new on the market in the last 126 days. The valley remains firmly at the “buyer’s market” end of the spectrum with a Market Action Index of 7. The median price is just under $1,295,000 where it has been for several weeks.
